The 3rd project in Hawaii by Koa: Whales Point
- Most project developers use the applicants’ money to pay off a bank loan. In Koa’s project, Whales Point Fund Limited Liability Partnership works as a bank itself, and lends necessary funds to the developers for the completion of the construction. The partners within the fund own the title deed of the project’s immovable properties as collateral, until the developers finalize the project and return their loan. Therefore the EB-5 applicants’ investments are guaranteed through the structure of the loan.
- A certain portion of the total project cost is covered by the developers, and $34 million remains for EB-5 investment. In order to become an official applicant in the EB-5 Program by becoming partners in a project located in a Targeted Employment Area, the entrepreneurs are required to keep $500,000 in the project’s fund for five years. This means the Whales Point project’s EB-5 investment fund is open to only 68 investors worldwide.
The green card application process for the investor family begins as soon as the official partnership status is approved. Entering the United States after the initial legal immigration procedures takes around a year and a half. After that, the remaining stages of the green card and immigration processes can be completed in America upon choice.
