Agung Sedayu Group (ASG), as one of Indonesia’s leading property developers, has implemented the concept of sustainable and environmentally friendly development. This is evident by the success of Central Market PIK, curated and conceptualised by ASG subsidiary Amantara, as the first retail building in Indonesia to achieve the EDGE Advanced Green Building Certificate from the International Finance Corporation (IFC) – World Bank Group and Green Building Council Indonesia (GBCI).

In recent years, the issue of environmental sustainability has become one of the main concerns for architects, urban planners, stakeholders, and property developers worldwide, in the face of increasing carbon emissions and waste. Therefore, green building has become one of the most prevalent prevention initiatives in various countries to reduce the risk of impact. The application of the green building concept has also been encouraged in Indonesia itself, both by the government and the private sector.

As an eco-lifestyle hub, Central Market PIK adopts the concept of sustainability by using solar panels, natural lighting, and natural cross ventilation systems. Biophilic design, vertical gardens and green canopies are also featured to create harmony between the building architecture and the natural environment, thus dissolving the boundaries between indoor and outdoor spaces. With this approach, nature is not just a decoration, but it becomes an integral part of the physical structure of the building and the overall visitor experience.

Not just focusing on energy efficiency and the use of environmentally friendly materials, green buildings are also designed to create a sustainable environment and maximize the use of natural resources through the use of the latest technology. Starting from the planning, operation, and maintenance stages, green buildings seek to consider the impact on the environment and improve the quality of life.

Following this for Central Market PIK, the lead architect PTI Architects collaborated with the interior designer Bitte Design Studio to create a warm atmosphere with use eco-friendly materials such as natural stone, reclaimed wood from Milan Ecowood, terrazzo, terracotta, and wood-plastic composite (WPC). In addition, Grow Little Garden as the landscape consultant also adds a cool impression with a cool green landscape, both indoors and outdoors. 

CEO Commercials & Hotels Amantara, ASG, Natalia Kusumo affirmed that this achievement is part of Amantara’s environmental and sustainability initiatives and dedication to improving quality of life. “We believe that man and nature can coexist,” she stated, “visitors and residents can not only enjoy their hobbies and shop for daily needs at Central Market PIK, but also enjoy a calm and beautiful atmosphere in the middle of the city.”

Supporting Amantara’s sustainability vision, Eco-Mantra took on the role of ‘green building consultant’ to reduce the environmental impact of Central Market PIK. Mendi Siahandan, Eco-Mantra’s Head of Operations and Green Building Expert explained: “Eco-Mantra plays a role in increasing understanding of the environmental impacts associated with the use of energy, water and materials. In addition, we guided Central Market PIK through the EDGE certification process and ensured that they meet the international green building standards set by the International Finance Corporation of the World Bank.”  

The Sustainable Environmental Design (ESD) process led by Eco-Mantra has also resulted in significant resource savings compared to typical retail buildings, allowing Central Market PIK to save 42% of energy use, 28% of water use, and 54% of embodied energy. Moreover, it has the largest solar panel installation for retail buildings in Indonesia with 855 panels, which are capable of generating 465 kWp of power. Therefore, Central Market PIK has an investment cost 30% lower than other mall buildings in its class throughout Indonesia. 

“As a green building, Central Market PIK continues to show its commitment in creating a sustainable environment. This achievement can certainly motivate property developers in Indonesia to apply the green building concept, considering that around 38% of annual global greenhouse gas emissions are generated from building operations,” proclaimed Farida Lasida Adji, the IFC East Asia Regional Lead for Green Buildings and Green Cities Program of the Climate Business Department.

Central Market’s efforts in creating a sustainable environment and development do not stop at achieving the EDGE Advanced certificate. In line with the Indonesian government’s target to achieve Net Zero Emission (NZE) by 2060, Natalia and the entire team strive to consistently apply strict standards in their role to improve the quality of life until the PIK area is able to reach the Zero Carbon certification level.
